OVERVIEW

Calgary’s Beltline District is evolving into a dense, urban neighbourhood and Intergulf is at the forefront of this transformation with Eleven, an ambitious project set to change the skyline. Located at 11th and 11th, the building will sit at a crossroads between residential and commercial uses, providing ample amenities to residents who will make this latest Intergulf community home. The building consists of a 44 storey tower with an active and articulated ground level podium to shape and define the public realm. Views will encompass the surrounding neighbourhood, the Bow River, downtown and off to the foothills. Currently under construction, Eleven will complete in 2023.

FEATURES

The podium rooftop terrace supports social interaction, comfort and leisure for residents. Located on the roof of the two-storey commercial podium, this area provides necessary functional and the visual open space to residents and a visual amenity to the surrounding neighbourhood.

The shape of the tower optimizes sun exposure onto the roof terrace. Stepped massing on the west and north faces help create enclosure and shelter from winds.

The green roof increases insulation values and water retention, reduces the heat island affect and provides valuable and usable outdoor space.

DESIGN SUMMARY

The Beltline Plan identifies 11th Street SW as a pedestrian oriented, commercial corridor character area which will include an upgraded bike route.
11th Street is an important connector evolving as the district develops, linking residences in the south of the neighbourhood with a proposed urban plaza at Connaught School, several existing urban parkettes, commercial streets around the site, LRT station and north to downtown Calgary.
11th Avenue SW is one of the major east-west streets through the Beltline District. A City planning study proposes to enhance pedestrian and bike routes along 11th Avenue in conjunction with a detailed urban streetscape plan for the area of 11th avenue between 5th and 11th Streets.
The site is at a crossroads between mostly residential use to the south and commercial use to the north and along 11th Ave.
